SINGAPORE (EDGEPROP) - Three villa units at freehold development Amber Skye, located at 8 Amber Road off Tanjong Katong Road in District 15, are up for sale.

Amber Skye is a development by CS Land (formerly known as China Sonangol Land) and OKP Land that was completed in 2017. There are a total of 109 units, which include a mix of loft, one-, two-, three- and four-bedroom units.

The units up for sale are Amber Skye’s villas, which are the development’s largest residences. Located on the ground floor, the three duplex units comprise a four-bedroom Garden Villa spanning 4,628 sq ft, and two six-bedroom Grand Villas, measuring around 5,059 sq ft and 5,177 sq ft respectively.

The floor area is inclusive of private enclosed spaces (PES), which refers to semi-outdoor areas adjacent to the units that form part of their private strata area. Excluding the PES, floor areas for the villas start from 3,035 sq ft, says Loyalle Chin, associate group division director at PropNex Realty. PropNex and Huttons Group are jointly marketing the villas, which are being sold by the developer.

Prices for the villas start from $7.5 million for the Garden Villa, which works out to $1,615 psf on its total floor area, or $2,463 psf on its floor area excluding the PES.

The villas come with access to a private car park and are also equipped with a private lift. Comparing the units to strata landed housing in terms of size, PropNex’s Chin says they are suitable for multi-generational families.

Chin: Amber Skye’s villas present an attractive buying opportunity

“With freehold prices below $ 2,000 psf on total floor area, Amber Skye’s villas present an attractive buying opportunity for investors and homebuyers in the popular District 15 neighbourhood,” he adds.

Amber Skye is a short walk away from the upcoming Tanjong Katong MRT Station on the Thomson-East Coast Line that is slated to open in 2024.

India's central bank is on course to bring down prices but the retail inflation rate is likely to remain above the top end of its mandated target band until December, Governor Shaktikanta Das said in an article in the Times of India on Friday. Until December, CPI is expected to remain higher than the upper tolerance level. Retail inflation eased marginally in May, after touching an eight-year high of 7.79% in April, but remained above the central bank's tolerance band of 2-6% for a fifth month in a row.

BENGALURU (Reuters) -Indian shares marked their first weekly gain in three on Friday, lifted by sharp gains in automakers and financial stocks, as a slide in commodity prices offered some respite from broadening inflationary pressures. The NSE Nifty 50 index closed 0.92% higher at 15,699.25, while the S&P BSE Sensex climbed 0.88% to 52,727.98. "The recent correction in the prices of several commodities, especially industrial metals, is providing some light at the end of the tunnel with hopes of some of the inflationary pressures easing out," said Milind Muchhala, executive director at Julius Baer India.

India's retail inflation is likely to breach the mandated inflation target band of 2-6% for three straight quarters but is showing indications of peaking, Reserve Bank of India deputy governor Michael Patra said on Friday. "The RBI Act mandates that in case the inflation target is not met for three consecutive quarters, which is the likely scenario, the RBI shall set out a report to the central government and in that report it will state the reasons for failure to achieve the inflation target," Patra said. Patra, who was speaking at an event organised by the PHD Chamber of Commerce and Industry, said core measures of inflation were showing signs of second-round effects which warranted monetary action.
