Villa units at Amber Skye up for sale from $7.5 mil

SINGAPORE (EDGEPROP) - Three villa units at freehold development Amber Skye, located at 8 Amber Road off Tanjong Katong Road in District 15, are up for sale.

Amber Skye is a development by CS Land (formerly known as China Sonangol Land) and OKP Land that was completed in 2017. There are a total of 109 units, which include a mix of loft, one-, two-, three- and four-bedroom units.

The units up for sale are Amber Skye’s villas, which are the development’s largest residences. Located on the ground floor, the three duplex units comprise a four-bedroom Garden Villa spanning 4,628 sq ft, and two six-bedroom Grand Villas, measuring around 5,059 sq ft and 5,177 sq ft respectively.

The floor area is inclusive of private enclosed spaces (PES), which refers to semi-outdoor areas adjacent to the units that form part of their private strata area. Excluding the PES, floor areas for the villas start from 3,035 sq ft, says Loyalle Chin, associate group division director at PropNex Realty. PropNex and Huttons Group are jointly marketing the villas, which are being sold by the developer.

Prices for the villas start from $7.5 million for the Garden Villa, which works out to $1,615 psf on its total floor area, or $2,463 psf on its floor area excluding the PES.

The villas come with access to a private car park and are also equipped with a private lift. Comparing the units to strata landed housing in terms of size, PropNex’s Chin says they are suitable for multi-generational families.

India's retail inflation is likely to breach the mandated inflation target band of 2-6% for three straight quarters but is showing indications of peaking, Reserve Bank of India deputy governor Michael Patra said on Friday. "The RBI Act mandates that in case the inflation target is not met for three consecutive quarters, which is the likely scenario, the RBI shall set out a report to the central government and in that report it will state the reasons for failure to achieve the inflation target," Patra said.
